Terms and Conditions

  • 1. Booking & Payment

  • All bookings must be made by persons aged 18 or over.

  • Full payment is required at the time of booking unless otherwise agreed.

  • We accept card transactions made through bookalet, air b and b or booking.com only

  • 2. Adults-Only Policy

  • Our site is strictly for adults (18+). No children or infants are allowed on site.

  • We reserve the right to cancel bookings if this policy is not respected, with no refund provided.

  • 3. Check-In & Check-Out

  • Check-in: 14:00 - 20:00

  • Check-out: by 10:00 AM

  • Please inform us in advance of your expected arrival time if you have any problems with the above timings.

  • 4. Dog-Friendly Rules

  • Well-behaved dogs are welcome maximum 2 per accommodation

  • Dogs must be kept on a lead in communal areas.

  • Owners are responsible for cleaning up after their dogs.

  • Dogs must not be left unattended in the accommodation.

  • Any damage caused by dogs will be charged to the guest.

  • 5. Cancellations & Refunds

  • Full refund up to 14 days before check-in, 50% refund after that, no refund within 48 hours.

  • No refunds for early departure or poor weather

  • 6. Noise & Behaviour

  • Quiet hours: 10:00 PM – 8:00 AM

  • Anti-social behavior, excessive noise, or disregard for site rules may result in eviction without refund.

  • Please respect other guests and the natural environment.

  • 7. Fires & BBQs

  • Only use designated fire pits and BBQs provided.

  • Open fires are prohibited unless explicitly permitted.

  • Never leave fires or BBQs unattended.

  • Observe local fire safety regulations.

  • 8. Liability

  • We accept no liability for loss or damage to personal property.

  • Guests are responsible for their own safety and that of their pets.

  • Use of the site and its facilities is at your own risk.

  • 9. Damages

  • Any damages to the accommodation or facilities must be reported.

  • Guests are liable for the cost of repairs or replacements.

  • 10. Privacy

  • We respect your privacy. Personal data is processed in accordance with our Privacy Policy.

  • 11. Right to Refuse

  • We reserve the right to refuse or cancel bookings at our discretion.
